Sa Barchitta

Sa Barchitta is a sea-view villa located in the peaceful bay of Porto Luna, on Sardinia’s south-eastern coast. Surrounded by Mediterranean vegetation and approximately 300 metres from the nearest beach, the property offers an intimate and picturesque setting, ideal for couples, families with children or small groups wishing to stay close to the sea while enjoying convenient access to the amenities of Villasimius.

The villa is arranged over three levels, covers a total area of approximately 80 m² and can accommodate up to four guests. The interiors feature a fresh and welcoming Mediterranean style, with colours inspired by the sea and the surrounding landscape.

The living area includes a lounge with dining space and a fully equipped kitchenette. From here, guests can access the furnished veranda, an ideal setting for outdoor meals, evening drinks or relaxing moments with views over the bay.

The sleeping area comprises a double bedroom on the first floor, featuring a built-in wardrobe, a distinctive internal opening overlooking the living area and French doors leading to the rear of the property. The bedroom has a private WC with washbasin.

On the lower-ground floor, there is a second bedroom with two sleeping places arranged as a pull-out bunk bed and a wardrobe, particularly suitable for children or teenagers. A further bathroom with shower is located on the same level.

Outside, Sa Barchitta is surrounded by a small, equipped private garden. The veranda, barbecue area and panoramic terrace overlooking the bay allow guests to make the most of outdoor living throughout the day. Finished with artificial grass, the terrace is ideal for sunbathing, reading or admiring the colours of the sunset.

The property also features an outdoor shower, two reserved covered parking spaces and private access to the beach.

Porto Luna beach, an unserviced beach characterised by golden-white sand, crystal-clear water and shallow seabeds, can be reached on foot along a short internal path within the residential complex. Is Traias beach is approximately 800 metres away, while Punta Molentis can also be reached via a scenic coastal trail of around 1.7 km.

The centre of Villasimius, with its restaurants, shops, supermarkets and services, is only a short distance away. Some of the most renowned beaches within the Capo Carbonara Marine Protected Area are also nearby, including Simius, Porto Giunco, Campulongu, Spiaggia del Riso, Porto Sa Ruxi and Timi Ama.

Cagliari-Elmas Airport is approximately 69 km away.

Useful Information

Check-in is available from 4:00 pm to 9:00 pm and takes place in person by appointment. Guests are required to communicate their expected arrival time at least 72 hours in advance.

Check-out is by 10:00 am. Late check-out is available on request, subject to confirmation and at an extra charge.

Pets are not permitted.

A refundable security deposit of €500 is required by credit card at check-in.

The kitchen must be left clean. A €40 charge may apply if the kitchenette or dishes are not cleaned.

Guests are responsible for disposing of all waste produced during their stay. A €100 charge may apply if waste is not properly disposed of.

The local tourist tax is not included in the price and must be paid locally in accordance with the regulations of the Municipality of Villasimius.

Booking Conditions

A deposit of 30% of the total amount is required upon confirmation of the booking.

The remaining balance must be paid no later than 15 days before arrival.

Cancellations are free of charge up to 15 days before arrival. From 14 days before arrival, cancellations, no-shows and early departures are subject to a penalty equal to 100% of the total stay.
