Villa Marina

Villa Marina is an authentic Mediterranean residence overlooking the sea in Villasimius, in the charming Cala Caterina area on Sardinia’s south-eastern coast. The property enjoys a privileged setting surrounded by Mediterranean vegetation, with direct access to the sea via a short path, just a few steps from the private residential beach and the beautiful Santo Stefano Beach.

The villa has preserved the distinctive charm of 1970s Mediterranean architecture: soft volumes, white surfaces, terracotta floors and large openings towards the outdoors create a continuous dialogue between the interiors, natural light and the surrounding landscape. Original furnishings and selected pieces handed down through generations blend naturally with contemporary elements, while shades of powder pink, sand and terracotta echo the colours of the Sardinian coastline.

Arranged entirely on one level, Villa Marina offers approximately 280 m² of living space within a property of around 1,200 m². The spacious and bright living area features characteristic built-in sofas, large panoramic windows overlooking the sea, a dining area and a fully equipped kitchen.

The sleeping area includes three double bedrooms with built-in wardrobes and three bathrooms. The interiors retain a simple aesthetic that remains faithful to the villa’s original style, preserving period materials and details.

Outside, the private garden is surrounded by Mediterranean vegetation and features stone pathways and panoramic terraces overlooking the sea. The furnished veranda, with dining and relaxation areas, is a natural extension of the interiors and an inviting place to enjoy outdoor living from breakfast through to evenings accompanied by the sound of the waves.

The villa does not have air conditioning in the communal living areas, a deliberate choice that helps preserve its original architectural identity and takes advantage of the natural ventilation provided by its proximity to the sea. All bedrooms are, however, air-conditioned.

The centre of Villasimius, with its restaurants, shops and services, is within easy reach. The villa is also an excellent base for discovering some of the area’s most renowned beaches, including Porto Giunco, Punta Molentis, Simius, Campulongu, Campus and Porto Sa Ruxi. Cagliari-Elmas Airport is approximately 60 km away, with an estimated driving time of around one hour.

Mandatory Charges

A mandatory service fee of €650.00 applies and includes:

• Bed linen rental
• Bathroom linen rental
• Beach towels
• Final cleaning of the villa

A refundable security deposit of €1,500.00 is also required. It must be paid by credit card at check-in and will be refunded upon departure, subject to no damage having occurred to the property.

Pets

Pets weighing less than 10 kg are welcome at the property. Animals considered dangerous are not permitted.

Guests are required to communicate their expected arrival time at least 72 hours in advance, allowing the staff to organise the welcome and handover of the property.

Guests are responsible for disposing of their rubbish during their stay. Failure to do so will result in a €100.00 charge. The kitchen must also be left clean; otherwise, a €40.00 charge will apply.

The tourist tax is not included in the rate and is payable in accordance with the regulations of the Municipality of Villasimius.

A 30% deposit is required upon booking confirmation. The balance must be paid no later than 15 days before arrival.

Cancellation Policy: cancellations are free of charge up to 15 days before arrival. From 14 days before arrival, as well as in the event of a no-show or early departure, a penalty equal to 100% of the total stay will apply.
